Role / Team Overview
The Role
The Retail Property Manager will oversee all retail assets under management in Oman, as well as work on strategy to grow the retail portfolio.
Key Responsibilities
Responsible for the day-to-day management of all retail tenants including tenant relations, lease renewals, lease variations, lease surrenders, rent reviews and early lease terminations
Receive, process and document all leases and other agreements including notification to the Municipality and completion of all related paperwork
Complete lease surrenders including inspection, damage claim and refunding the deposit and create vacant position both hard and soft well on time
Complete lease renewals with rent escalations as included within tenancy documentation
Prepare and submit property management reports monthly
Work co-operatively with the operations department to ensure the collection and preparation of all necessary documentation for tenants to commence fit-out
Maintain occupancy levels commensurate to market levels
Prepare annual revenue budget
Maintain consistent communication and liaison with tenants regarding day-to-day issues
Review and update existing mall rules and regulations and oversee enforcement
Ensure tenants adhere to the lease agreement covenants
Manage arrears in conjunction with the accounts department and negotiate reasonable payment terms/plans
Oversee the leasing process within the retail assets alongside the Agency team
Creating different leasing structures and implement covenants accordingly
Work with the accounts personnel to manage arrears collection and escalation
Manage and oversee fit-out procedures and lease surrenders
Mentor colleagues and provide retail advice to the PM department
Liaise closely with the FM, accounts and client services teams
Work closely with the PM team on new retail opportunities in the market
Contribute to retail strategic proposals and market reports
